Any crowded area has people walking a great distances from the parking lot to the lodge (just not uphill too much.) And the AMC shelter is right at the bottom of the Sherburne Trail, complete with parking lot. (On busy spring days, people park at Wildcat.) And there is a warming hut at HoJos.

So your first argument: not commercial enough is a vote against Tucks as a "ski area".

The 2nd argument about parking lot and base facilities is probably incorrect.

You would be absolutely correct on this one as there is no lift at that location.
Is Tuckerman's Ravine a ski area?
